You can request a credit against the purchase price to handle repairs yourself. The one thing to avoid is accepting everything uncritically because you are afraid of losing the deal.

The offer price is one variable among several. The buyer who calls the listing agent before submitting, asks what matters to the seller, and builds the offer around that information wins more often than the buyer who simply goes the highest.

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.
